Nothing beats winter in St. George, where an average temperature of 55 degrees is perfect for golf and entertaining company in the comfort of your home. But while we all look forward to the transition from a hot summer to a mild winter, your home is a little nervous. Temperature changes require some extra care, but SunRiver’s resident home building expert and Operations Manager, Kelly Stephens, has the tips and tricks that you need to keep your home seasonally sound and looking beautiful all year long!
Kelly Says: Flip those Furnace Filters
Home care experts recommend changing your furnace filter before the winter season and checking your disposable furnace filter monthly during the winter. Standard furnace filters last up to three months, so make sure yours are ready to run during the winter.
Kelly Says: Need a good book? Try your thermostat manual!
The new thermostats are fairly sophisticated, and Kelly recommends reading up on the owner’s manual for the units in order to be familiar with their operations. This will save you time and money in the winter months, and will help you conserve energy as well!
Kelly Says: Baby your Backflow device
St. George building codes require an above-ground water backflow device, which may be susceptible to freezing. It is the responsibility of the home-owner to ensure that the insulation and bag covering the backflow device is properly in-place to reduce the potential of freezing. The device is located under the false rock, usually near the gas meter of the house.
Kelly Says: Park the cold weather outside of your garage!
Be careful about leaving your garage door open during the winter months, as exposed pipes may freeze. Shut the garage door, and let your pipes enjoy the winter too!

| Interstate Access for SunRiver!

Travel to and from SunRiver is about to become much easier! We have received word that UDOT will soon begin construction on a new freeway interchange at milepost 2 near Pioneer Road and Sun River Parkway. Within two weeks, you should see Wadsworth Construction begin the initial process of moving dirt, and the entire process is slated for completion in 18 to 24 months. For a general idea of where the interchange will be, please see the map below.

Mike Miles, Program Manager for UDOT, said the interchange will be constructed in concert with the Southern Parkway project that is underway. The interchange will accommodate both east-west traffic from Parkway Road and north-south traffic from I-15, and will be place SunRiver in a prime spot for convenience and ease of access. According to Miles, driving to SunRiver from the interstate “should improve dramatically”.
So, what does this mean for SunRiver?
For residents, an interchange at milepost 2 means faster access to home and SunRiver’s world-class amenities. No longer will the last 2.6 miles of your drive home be restricted to the narrow frontage road with low speed limits! Friends and visitors will no longer need complicated instructions to drive to your home.
As a developer, we believe this freeway interchange will become an attractive selling point for new potential residents, as it will make homes much more accessible to residents. Hosting events such as the recent Huntsman World Sr. Games will be simplified and will draw more positive press for our outstanding community. In short, this is a win-win situation for everyone, and we are excited to watch the progress of the construction.

| Habitat for Humanity Playhouse

What a team! You’ve seen how well SunRiver’s builders and sub-contractors work together to build your dream homes, but they recently outdid themselves when they came together to create a fantasy-filled castle playhouse that was auctioned off to benefit the Habitat for Humanity Charity. The Southern Utah Home Builders Association recently held an expo where, among other things, builders created amazing playhouses, and SunRiver’s castle topped them all. The playhouse was auctioned off for a whopping $8,000, which will certainly help the great cause that Habitat for Humanity supports. The magic of the playhouse was amplified by the fact that the general and sub-contractors donated all of the time and materials needed to complete the project.
SunRiver is proud to have such community-minded builders who pour pride and heart into all of their projects. Great job team!!

This year, SunRiver will be inducted into the Huntsman World Senior Games Hall of Fame, and we are thrilled to be honored with such an achievement. For SunRiver’s resident athletes and spectators at the Games, however, the induction may not come as much of a surprise. After all, the Games represent everything that SunRiver stands for: active lifestyles, friendly competition, and a world-class community.
We view this Hall of Fame induction as the result of a fantastic partnership between SunRiver and the Huntsman Games, and we’re honored to continue to support the Games and to be a part of this lasting legacy. As a silver or gold-level sponsor for the past 8 years, SunRiver has played an integral role in the development of the Games. In addition to our sponsorship of several big socials and banquets during the Games, SunRiver was instrumental in the inclusion and development of the Pickleball Competition, as well as hosting the Tennis and Square Dancing Competitions. But most of all, we give big kudos to all of you residents for your fantastic level of volunteerism and participation. Thank you!

We are pleased to introduce the new SunRiver Golf Clubhouse full-service restaurant:

opened and managed by the best — Trisha Southers and DeLayne Whiting! (They are even more excited than we are!)
The new Pro Shop and Riverwalk Grill are on schedule to open in October. Matt Dame our pro, and assistant pro Neil Economy can’t believe step up in surroundings and the room for expanded merchandise. Resident will love just “hanging out.”
Mike Peterson our superintendent said reseeding is done and the front 9 opens today with the back 9 to follow soon. Mike says, “Just picture the spectacular view when the temporary golf cart building is removed.”

Make sure you check out our newest home plans for SunRiver! “Temptations” and “Attractions” feature the latest in flexible home design, with rooms that can be adapted into private offices, exercise rooms, bedrooms, or more.
The Temptations design is larger, at approximately 2600 sq. ft.; while the Attractions plan is approximately 1400 sq. ft., and features two flex spaces and an open floor plan.

| Progress on Sun River’s new Golf Clubhouse

We know you’ve been watching the construction of your new clubhouse on the SunRiver Golf Course, and we’re struggling to contain our excitement, too! Scheduled for opening in early-to-mid November, this clubhouse will act as a complement to our popular Community Center, and will feature a richly-appointed Pro Shop, Reservation Area, Restaurant and Bar.
Come celebrate anniversaries, birthdays, holidays, or any other special occasion — and use of the clubhouse is always encouraged! “[The clubhouse] is absolutely a community venue, not just specific to golf!” said Janeen Langford, the Design Center Manager who has helped with the design of the building. “SunRiver can always build a building, but it’s the residents who transform it into a community landmark through shared experiences and fun times together.”
